Home much is your home or land really worth?

If you are thinking of selling your home or land, you may be fantasizing about the huge profit you will reap from the sale.

The true value of your property is really what a buyer will pay for it. There are several ways to come up with a pretty realistic value in the current market conditions. One approach is having your Realtor do a CMA.

A CMA is a comparative market analysis. Page Sullivan can do a CMA for you using recent market data to help you estimate the value of your home or land.

A CMA is both an art and a science.
While it is based on data, it also requires local market knowledge and intuition about which homes to compare and how to interpret the prices.

The analysis will be based on recent SALES of homes or land that are similar to yours.
The sales should have occurred within the last 3 to 6 months.  Your home (or land) will also be compared to properties that are currently on the market.

Comparison should include many aspects of your home.
The comparison of your property should include square footage, the number of bedrooms and baths, but also the condition of your home, the neighborhood and the proximity to amenities.

The CMA is used to help evaluate how your home will compare with the competition.
The purpose is to is to find the highest price that will still make your property competitive on the real estate market.
